Air Sealed Crawl Space in Indian Head, MD

Crawl Space Before Air Sealing

Crawl Space Before Air Sealing

This is what the crawl space looked like before we made any improvements. The dirt floor is left completely exposed, which allows for moisture to travel up into the wood and insulation (never a good thing). The insulation that is currently up in the ceiling is damaged and deteriorating -- basically not efficient at all.

In here, you can see how we removed all of the old insulation. More importantly, you can see the vapor barrier that we set up (the white plastic blanket across the floor). This barrier ensures that no moisture seeps up and causes any structural failure, mold & mildew, or electrical issues.

We removed the insulation from before, but now we need to replace it with a product that is going to create a a nice thermal barrier for the living space above. We used closed cell spray foam along the crawl ceiling, which air seals and insulates at the same time.

Exposed Foundation Vent

Exposed Foundation Vent

This vent is an extremely large opening that has been allowing for air from the outside to come directly into the crawl space and up into the house. It needs to be sealed up.

Sealed Foundation Vent

We fixed the issue of the exposed foundation vent by installing blocks of polysio foam board (the silver cardboard looking patches). To seal off the rest of the vent, we used caulking (the orange substance) around the foam board and the middle brick. Sealing off any openings such as this is a critical component in making this homeowner's house more comfortable.
